The Challenge
Parkview Apartments, a 180-unit Class B apartment complex in suburban Nashville, was facing increasing competition from newer developments. Property manager Jennifer Walsh noticed a troubling pattern: prospective tenants were consistently asking about internet options, and existing tenants frequently complained about the hassle of setting up service with cable providers.
The property had seen turnover rates climb to 45% annually, with exit surveys revealing that "connectivity issues" and "internet setup hassles" were among the top five reasons tenants chose not to renew. Many remote workers and students were choosing newer buildings that offered bulk internet agreements.
"Every new lease signing, I'd watch tenants struggle to schedule cable installation appointments that were 2-3 weeks out," Walsh explained. "They'd move in excited, then immediately be frustrated that they couldn't work from home or stream anything for weeks."
